Of Airbnb’s millions of hosts, one in ten will attain the superior ‘Superhost Status' due to their high host rating, frequent bookings, and speedy response rates. This exclusive host ranking is seen as the gold standard of Airbnb, showing guests that you are one of the best hosts that the company has to offer. The ranking is the ultimate symbol of approved by Airbnb, it demonstrates that you are dependable and that you can be trusted. Obviously it takes hard work, but by working with property management companies like Pass the Keys, obtaining 'Superhost Status' is a lot easier than you might think.

Superhost Status is dependent upon how well you present yourself as a host on Airbnb’s platform. The program rewards your excellent hosting behaviour with lots of perks and rewards - find out why you should become an Airbnb Superhost in our next blog!

It requires you to be highly rated: out of all your guest ratings, you will need to achieve an overall score of 4.8 or higher. Secondly, it asks that you have a super speedy response rate. To be a reliable host, you must have an average of 90% or higher response rate by replying to guests within 24 hours.

The next requirement is to host 10 stays a year. This can be a little more difficult if your stays are more than 30 days, and with Airbnb’s 90 day rule across London, this can be almost impossible. However, the average Airbnb stay in the UK is 4.6 days, according to Airbnb’s economic impact report. By having frequent visitors, it shows that your home is active for listings and is regularly available. Along with this, Airbnb asks that you have zero cancellations in a 12 month period. However, the company does take into account that you may not be able to honour every reservation due to extenuating circumstances, so these are not counted when reviewing your Superhost Status.

These four requirements may seem difficult to achieve on your own, but with the rise of short term letting management services such as Pass the Keys, it can be less challenging. Pass the Keys can manage your guest responses and its dedicated team will answer all guest enquiries on your behalf, ensuring that you achieve an overall response rate of 90% or higher. Pass the Keys will also manage your cancellations and honour each reservation by keeping your calendar up-to-date to avoid circumstances that lead to cancelling on your guests.

By allowing an Airbnb co-host to write your Airbnb descriptions and property listings, you can ensure your listing is optimised, so you are more likely to receive regular bookings. Pass the Keys can also check your guests in, make sure your property is cleaned for each new reservation, and maximise your occupancy rate to fill in any voids in your calendar.
